We represent our clients and when considering a mortgage, professional advice can be invaluable.  The multitude of variables and the wide range of alternatives result in thousands of mortgage options.  How a purchase is financed often makes a huge difference to the real cost of a property. 

 

But reducing costs is not the only benefit.  Obtaining pre-approval for clients and then, once a property has been found, providing acceptance in principle for the required loan enables buyers to proceed to purchase with confidence.  Whether borrowing in Cyprus, from the UK, or elsewhere, investigating whether we can help costs nothing and can be done without delay.

 

Additionally, there are some complexities in buying property in Cyprus - most properties, for instance, do not have deeds.  How one intends to finance a purchase may influence which properties to consider, which bank to use, and other issues that would be best resolved early.  Whatever the situation, Mosaic helps clients buy property in the way that is best for them.

Cyprus Mortgages

 

Historically, many purchases have been funded from cash or from releasing equity from other property, however for various reasons it is probably appropriate to consider local finance.  Firstly, given the recent rises in Cyprus property prices, financing a purchase from other resources is less easy than it once was.  Secondly, regardless of whether a mortgage is necessary or not, there are considerable potential advantages to financing locally and many people prefer to buy this way.

 

Mosaic surveys the full market of Cyprus mortgage providers and represents clients rather than the institutions.  The costs and other terms and conditions of different loan options vary dramatically and existing offers can often be improved upon. 

 

Cyprus lenders are offering increasingly sophisticated products and services.  Among the recently introduced improvements are discounted and fixed rates; flexible mortgage schemes with longer terms of up to 30 years; loan-to-values of up to 80%; and remortgage and equity release facilities.

 

However, finding the right loan is just the beginning of a long, potentially difficult route, and we manage the process through to completion.

UK and International Financing

 

Many buyers raise some of their financing on UK or international property and Mosaic offers an independent advisory service with access to all UK lenders and many others.  The mortgage market in the UK is highly competitive and costs can often be reduced considerably, particularly if considering using an existing lender.  Often we find improved deals providing significant savings.

Competitive Exchange Rates and Forward Contracts

 

Most buyers need to convert some funds into Cyprus Pounds.  Mosaic has arrangements with highly competitive financial institutions and it is likely these rates will be better than banks will offer.  On the sums required for the purchase of property, the savings can be substantial.

 

Buyers of new developments can protect themselves against the risk of Cyprus Pounds becoming more expensive before stage payments are due.  Due to currency fluctuations, the Sterling, Euro or Dollar cost of purchase is unknown and this can be resolved by locking-in an exchange rate.
